Why You Need a Property Deal Evaluation Template

Between many people’s natural fear of missing out on the next big thing and targeted sales hype, individuals often find themselves overpaying and experiencing poor yields, leading to long-term regret.

Taking advantage of a meticulously crafted property deal checklist and a potent real estate deal analysis tool forces potential buyers to ask the right questions, namely:

  • Is the potential yield sufficient?
  • What’s the expected cash flow from month to month?
  • Does this deal align with my overall investment strategy?
  • What are the risks I might have failed to recognise?

Our outstanding investment property analysis template is like a financial health check for each opportunity. Instead of relying on glossy listing photos or slick agent pitches, you can run the numbers for yourself using proven property valuation techniques and real-world inputs.

With this real estate deal analysis tool, you can start thinking like an investor, not just a buyer

  1. Open the Capital Growth Projection Tool in the template.
  2. Locate the orange “Purchase Price” box

  3. Enter your property’s purchase price into this cell.
  4. Once entered, the table will automatically calculate:
    • Year (first column) – the projection year from the date of purchase.
    • Australian Average Growth (second column) – based on the national average of 6.8%.
    • Fresh Start Average Growth (third column) – showing 24% in the first year based on our historical performance.
    • Difference (fourth column) – the gap between the national and Fresh Start averages.
  5. Review the graph on the right-hand side for a visual representation of the projections over a 30-year period.

💡 Tip: Adjust the purchase price to see how growth percentages translate into real dollar figures over time.

  1. Open the ’Quick Risk Checklist’ Sheet in the template.
  2. Review the list of common risk factors.
  3. Tick the checkboxes for each risk you’ve investigated or mitigated.

  4. In the Notes section, write down:

    • Anything the real estate agent tells you that could affect the property

    • Any red flags, concerns, or points you want to follow up on

  5. Keep updating this sheet as your due diligence progresses.
